PROTECT OUR NEIGHBORHOOD – STOP THE 168 UNIT DEVELOPMENT IN NEWBURGH RESIDENTIAL COMMUNITY

The Issue

Sign the petition to help stop the 168-Unit Mega Development in Our Quiet Neighborhood off Brewer Road

A developer is proposing three massive apartment buildings (168 units!) in the middle of our quiet, single-family residential community. This project is dangerously oversized, completely out of character, and threatens to permanently change our neighborhood.

The Town of Newburgh Comprehensive Plan emphasizes preserving neighborhood character, protecting residential quality of life, and ensuring that development aligns with infrastructure capacity. This proposal violates all three principles.

Here’s what residents need to know:

  • Extreme Overdevelopment: Our area is made up of quarter- to one-acre single-family homes. Dropping 168 units here is an unprecedented density spike that will overwhelm our roads, services, and community feel. There are already plans in motion for the development of a 244 unit and 146 unit apartment complex in The Town of Newburgh.
  • “Senior Housing” Is NOT Guaranteed: The developer is using a senior density bonus, but there is no legally binding guarantee these units will remain senior-restricted. Across NY, similar projects quietly flipped to general market housing. It can happen here.
  • Confirmed Environmental and Community Impacts: The state DEC has already issued a Positive Declaration, meaning this project will have significant environmental impacts including traffic, stormwater, sewer capacity, water usage, emergency response times, and more.
  • Infrastructure Can’t Handle This: Traffic is already getting out of control. Hundreds of extra car trips, strained emergency services, narrow roads, and three oversized buildings simply do not fit this neighborhood.
  • Surrounding Roads Already Cited as "Corridors of Concern" - The Town of Newburgh Comprehensive plan (see pages III-14 and III-15) already cites the surrounding roads as "corridors of concern" as stated in the document: "The following Corridors of Concern map (Exhibit III-5) begins this process by initially identifying the major corridors experiencing traffic problems and the local roadways that are currently affected by “cut-through” traffic. The five major corridors of concern are Route 17K, Route 52, Route 300, Route 32 and Route 9W. The roads experiencing “cut-through” traffic include but are not limited to: Lattintown Road, Balmville Road, Grand Avenue, Chesnut Lane, Gardnertown Road, Powder Mill Road, D’Alfonso Road, Weyants Lane, Union Avenue, Meadow Hill Road, Wells Road, Fifth Avenue, Brewer Road and Lakeside Road."

How this will NEGATIVELY affect our community:

  • Hundreds of extra cars every day

  • More traffic and dangerous intersections

  • Strain on EMS, fire, water, and sewer system

  • Stormwater and flooding concerns

  • Huge 3-story buildings overshadowing homes

  • Loss of neighborhood character

  • Large rental complexes often have the opposite effect on nearby single-family home values.

  • Risk the developer removes “senior” restriction later 

This project poses serious, long-lasting risks to our community.

We need the town to put a halt to this irresponsible overdevelopment and reject any plan that harms our neighborhood.
