Prohibit Four+ Story buildings Next to Single-Family Homes La Grange, IL (Provision C)

The Issue

At the La Grange Plan Commission Meeting on 1/13/2026, we will propose an amendment to the La Grange Zoning Code to not allow planned developments with four stories or more to be built directly adjoining a single-family home.  

In the village of La Grange, our community worked collectively to create a comprehensive plan that outlines sensible zoning practices, a plan unanimously approved by the current village board in November 2024. This plan aims to ensure that our charming small town retains its character amidst growth and development.

One critical provision in this plan is the requirement for a significant distance between four or more story buildings and smaller residences, particularly single-family homes. The intention behind this provision is to preserve the residential essence of our neighborhoods, protecting them from being overshadowed by towering structures. However, the village’s current zoning code hasn’t officially adopted this crucial guideline, putting our community’s character and the envisioned strategic development at risk.  Page 33 of the comprehensive plan specifically says "distance from smaller residential dwellings" should be considered when selecting locations for these four-story or taller structures.  

Our proposal is simple yet vital: incorporate the provision of spacing these taller buildings far enough apart from small residences, notably single-family homes, into the official zoning code. An exception is proposed to maintain a balance between development and residential integrity—allowing a four or more story building directly adjoining a single-family home only if a 40-foot wide landscape buffer is implemented. This buffer would include no buildings or paving and contain at least two rows of mature trees, maintaining the aesthetic and environmental quality that our residents value.

This initiative is not just an issue of governance; it’s a heartfelt plea from those who cherish the unique living experience that La Grange offers. We have seen towns change beyond recognition due to unrestricted construction, and we want to ensure that La Grange does not become one of them.
