Prevent zoning approval for senior apartment community in Canebrake

The Issue

I am writing to express strong opposition to the proposed zoning change from Residential Estate to an assisted living development within our neighborhood.

This proposal raises several serious concerns that directly impact the safety, infrastructure, and overall character of our community.

The proposed development would be for construction of 80 to 120 rental units designated as senior/assisted living for residents age 55+. 
our opposition is based on the following concerns:

  1.  Our existing water and sewer systems are not designed to support a high-density, multi-use development of this scale. Adding this level of demand puts the system at risk and could negatively affect current residents who rely on it daily.
  2. Traffic will increase significantly. Our roads are not built to handle the volume that would come with residents, staff, service vehicles, and visitors associated with up to 120 senior living rental units. This creates safety concerns for families, children, and pedestrians in what has always been a low-traffic residential area.
  3. There are also concerns regarding security. A continuous flow of employees, contractors, and service providers entering and exiting the property introduces uncertainty and increases the potential for crime or disturbances in a neighborhood that has historically been quiet and secure.
  4. The requirement to keep gates open or accessible for emergency vehicles compromises the privacy and controlled access that residents currently depend on for safety.
  5. Placing a large-scale, multi-million-dollar commercial-style operation of 80 to 120 senior rental units in the middle of an established residential neighborhood is fundamentally incompatible with the zoning and intent of this area. It alters the character of the community and sets a concerning precedent for future developments as well potentially negatively impacting property values. 

For these reasons, I respectfully urge the commission to deny this zoning change and preserve the integrity, safety, and infrastructure of our neighborhood.
