Prevent HOA Fee Increases in Sundance Estates, Liberty Hill, TX

The Issue

In Sundace Estates, Liberty Hill, Texas, our community faces a sudden and significant increase in our Homeowners Association (HOA) fees, a decision that feels both unexpected and unjustified given our current amenities—or lack thereof. With our neighborhood being gated and privately owned, and managed by Goodwin HOA, many of us were unaware that such an increase could occur with minimal notice, or were subject to such increases at all. It was not properly explained, upon purchase of the homes what residents were signing up for, when stepping into a "privately owned neighborhood".

Originally, our assessment fee was set at $35 per month. Although we reluctantly accepted a rise to $68, understanding it may be necessary for essential road repairs, the recent announcement that fees will soar to $106 in January 2026, and subsequently reach $133 by 2030, has left us feeling blindsided and overwhelmed, especially under the strain of a challenging economy.

Our neighborhood lacks the amenities that might justify this hike. There's still confusion about the reasons for such an increase or where exactly our money is being spent. Most of the confusion comes from how our money has been spent previously to get us into this predicament. It seems there was poor planning when the neighborhood was established, and little regard of how such decisions would affect current or future residents. These residents should not have to pay for past poor planning or misjudgements.  We support necessary road maintenance, but beyond that, it is unreasonable to shoulder the burden of ever-increasing fees without receiving more in return.

The residents of our community feel trapped and financially burdened by fees that are escalating beyond what is acceptable for a neighborhood with zero amenities, as well as gate that seems to cause more problems than benefits. It's essential that our voices be heard, our concerns acknowledged, and our finances respected.

Now that the major issues have been addressed, we propose to cap the HOA fees at $68 until all road repairs are completed. It is to our understanding, that the county can step in, to take over road maintenance, once the roads are up to code. When they are up to code, we demand our dues return to the original $35. 

 

In times where every penny counts, this excessive and unsubstantiated escalation is not just unfair—it's untenable.  Residents feel they are going to be forced to stretch themselves thin, for dues that give no enjoyment in return, or forced to sell the homes they love, in order to avoid the outrageous fees. Selling homes in this economy has shown to not be successful, and losing  a great deal of equity at this time. Either way, residents feel they are forced to lose money.

Sign this petition to urge Goodwin HOA and board members to reconsider the fee structure, fee reduction, and ensure that any adjustments to our dues are both reasonable and reflect tangible improvements to our community. Our financial wellbeing and quality of life depend on it.
