Prevent further strain on Peel’s overstretched infrastructure

The Issue

I am a resident of the adjacent estate to the proposed Phase 2 housing development in Peel, where plans have been submitted to build 92 houses.

Despite being directly impacted, I was neither informed verbally nor in writing about this development prior to 16th January 2024 (the same day the planning application was submitted). Several other residents I have spoken to were also not informed prior to this date.

As a first time buyer with the government, I cannot sell my house until I reach 5 years there, so my choice was taken away from me whether I wanted to live right next to a building site for 2-3 years, by not being informed about the plans for Phase 2 by the government or the developers.

This is not just about one person or one view; many of Peel’s residents are against this development due to the impact it will have on our already strained infrastructure. Our roads are becoming more congested, schools are overcrowded, and public services are stretched thin.

Currently it takes up to 4 weeks to get a GP appointment in Peel, (compared to a few days in Castletown) and there are 1,000 people waiting to be assigned to the local dental practice along with no permanent sewerage plant in place yet.

The recent sewerage that was on Peel beach just shows how bad the situation is and how we need a permanent solution before adding more people to the problem.

Peel has seen a significant population increase over recent years without corresponding enhancements to infrastructure. Adding more houses without first addressing these issues will only exacerbate existing problems.

We urge local authorities to halt this housing development planning application until proper assessments have been made and the necessary permanent improvements are put in place and proved that the infrastructure can then support up to 400+ additional residents.
