Preserve the Connemara Conservancy easement for Allen TX

The Issue

In August of 2021, Wendover Development LLC obtained two parcels of land totaling 10 acres along Alma Drive, just south of Bethany Drive in Allen TX.  Both of these parcels are within the greater area of the Gardens of Connemara Conservation Easement.

This easement is a cornerstone to over 300 acres of inter-connected nature which is critical to wildlife and to the citizens of Allen and directly borders the 72-acre Connemara Meadow itself. This easement connects with parks and trails and it protects the Rowlett Creek corridor, which in turn protects the area from flooding. 

David Hicks – the developer – has already had a meeting with the City, of Allen.  Although no firm plans have been drawn up, there are discussions of allowing 20-30 homes up against the trees bordering Connemara Conservancy.

The city's position is "Developments that fit within a property's existing zoning are reviewed by staff for compliance with the Allen Land Development Code (ALDC). If the development meets all requirements, it does not require separate approval from Allen City Council."   

If a hearing is set for a change of zoning (in this case from Agricultural to Single Family) the sign announcing the hearing goes up only 10 DAYS before the hearing, and only parcels within 200’ feet would receive written communication from the City.  If these 10 acres are allowed to be developed, it would potentially open up the remaining easement to potential development. 

We need your help to educate the Allen Texas City Council and Mayor to understand that the Gardens of Connemara Conservation Easement must be upheld in its entirety - completely, with full integrity, honoring the intent of the Easement.  Preserving the existing easement is in the best interest of the City of Allen, and all of its citizens.
