Preserve Cutchogue, NY - Say NO to Zoning Change for High Density Rentals in Cutchogue

The Issue

As long-time residents of Cutchogue, we are deeply concerned about the proposed change in zoning that would allow for the construction of 36 affordable rental units on the 3.2 acre property at 29475 Main Road. This petition aims to voice our collective opposition to this zoning change and protect our beloved hamlet's infrastructure, traffic flow, and current density.

Cutchogue is a unique community that has thrived for generations due to its close-knit nature and picturesque surroundings. The proposed development threatens to disrupt this delicate balance by introducing a high-density housing project into an area primarily characterized by single-family homes.

While we understand and support the importance of affordable housing initiatives, it is crucial that such projects are thoughtfully planned and integrated into suitable locations. The chosen site for this development simply does not align with Cutchogue's existing infrastructure capacity or traffic patterns. It also does not serve potential renters with the facilities and services they would likely need and benefit having in close proximity. 

Here are some key reasons why we believe this zoning change should be denied:

1. Infrastructure Strain: The addition of 36 rental units will put significant strain on our local infrastructure, including water supply systems, electricity, natural gas, and road networks. These systems were not designed to accommodate such a substantial increase in population density in such a small hamlet. 

2. Traffic Congestion: Cutchogue already experiences heavy traffic during peak hours and seasons due to its location as a gateway between various North Fork destinations. Adding more residents without adequate road improvements will only exacerbate congestion issues and compromise safety for both pedestrians and drivers.

3. Preservation of Small Town: One of the main attractions of living in Cutchogue is its quaint and quiet small-town identity. Introducing large-scale rental units on a small property could potentially alter the character of our community.

4. Environmental Impact: Constructing additional buildings on this property may have adverse effects on local ecosystems, including the potential destruction of natural habitats and increased stormwater runoff. We must prioritize the preservation of our environment for future generations.

5. Safety: Based off of the safety concerns with an affordable housing project in Greenport that had 135 police calls in 2021 & 2022, this project will pose a safety risk not only to its neighbors, but to those who visit Cutchogue. 

Here is a breakdown of some of those calls:

  • 3 reports of inappropriate touching / child abuse
  • 2 overdoses
  • 17 custody issues
  • 2 CPS assistance
  • 26 domestic incident reports
  • 11 noise complaints

In additional, there were several arrests, physical altercations, one incident of a car being driven into the front windows of an apartment, and several Order of Protection violations.

6. Needs: This housing will be open to all of Suffolk County, not just Town of Southold residents. Many times a lottery means the housing is not used for local people who need it. 

We understand the importance of affordable housing in our society, but it is crucial to find a more suitable location that can accommodate such a development without compromising the integrity, infrastructure, and identity of Cutchogue. We urge local authorities to deny this zoning change request to align with our community's needs and values.
