Preserve Dunn Loring. Stop the Vine Church Rezoning.

The Issue

The community of Dunn Loring, VA, is currently under threat from a rezoning proposal that would substantially disrupt our neighborhood. The Vine Church has announced plans to build 160 subsidized housing apartments on their property at 2501 Gallows Rd., a development that could potentially bring significant challenges and adversely affect our beloved community.

Dunn Loring and our area of Fairfax have traditionally been R3 zoned neighborhoods (3 homes per acre). The Vine Church proposal would require changing their property zoning from R3 to R20 (or higher). High-occupancy housing units are inconsistent with the character of our neighborhood.  Development is welcomed in Fairfax but should be in harmony with the area.  Townhomes are viable solution for rezoning of the Vine site rather than large apartment buildings.

Rezoning for such high-density housing poses several risks.  Gallows Road is already a traffic and safety hazard.  Adding hundreds of additional vehicles could lead to potential congestion and longer commute times through our already busy neighborhood streets.  Safety concerns are also paramount, given that more vehicles will increase the likelihood of accidents and pose risks to pedestrians.  

Furthermore, there is already planned development for high-density housing in Fairfax such as those in the Mosaic district on Prosperity Ave and AT&T campus in Oakton.  These projects are more aligned with surrounding infrastructure, services, and transportation to support the residents.  The Vine site lacks key features for successful high-density housing.

The Dunn Loring Improvement Association (DLIA) is urging local residents to acknowledge these potential impacts and weigh in against the rezoning approval. Our goal is to maintain the integrity of our historic neighborhood. We implore the Fairfax County Planning Commission to consider more comprehensive community consultations before any zoning changes are finalized.
