8/7 Allen Morris Park Tree Permit Appeal Deadline; max 80-story zoning confirmation under city

A friendly reminder that the deadline to appeal the tree permit filed for Allen Morris Park is next Friday (8/7) and it’s recommended to file a couple days earlier in case revisions are needed. Particularly if you live within 500 ft of the park (so examples: like if you live in 1010 Brickell or the Brickell Flatiron) and are interested to appeal, you would especially have a good case for standing to do so. Please know that if you file an appeal and it is accepted, you will need to be in person for the hearing, likely in September when meetings for the Historic and Environmental Preservation Board  reconvene. 

Another update on zoning of the site under the city: we confirmed with the city that the site is currently zoned T6-48B-O. That allows up to 48 stories by right and availability to bonus an additional 32 stories (80 stories max). Bonus height is achieved through the Public Benefit Program contribution of Affordable Housing, Parks and Open Space or Trust Fund payment. So, while a “restaurant” is the plan for now by the Allen Morris Comapny, building a supertall tower there is absolutely possible to make their “Phase 2” supertall experience for this site a reality.
