The Issue
Dear Board Members:
Thank you for being the volunteers that steward our building, we appreciate your time and effort!
The owners of GWC would like to petition the board to please take into consideration the voice and the impact on the finances of all unit owners. We ask the board to please assess for the necessary amount to cover the 40 year/Pool/Necessary Expenses. and to pause the plan to replace all plumbing and remodel Rec Room.
We ask that you delay entire plumbing replacement and Rec Room remodeling until a time perhaps 3-5 years down the road at which time the majority of owners will have had a chance to plan financially for this magnitude of assessment.
As Proposed at the FULL Assessment of $2,754,188
The cost for units in line: will be:
02/03 Total ~$68,000 if paid in 12m=5700/month
01/04 Total ~$82,000 if paid in 12m=6,800/month
PH Total ~$96,000 if paid in 12m=8,000/month.

If we focus on Green and Orange Items (1.2m) or only green items selected (1.11m):
The assessment is between 1.11 million and 1.27 million.
at the lowest cost option which gets us in line with 40 year items and necessary items:
The cost for units in line: will be:
02/03 Total ~$28,000 if paid in 12m=$2315/mo
01/04 Total ~$33,00 if paid in 12m= $2779/month
PH Total ~$39,00 if paid in 12m = $3242/ month.
Please also be mindful that due to state law change we will all have to endure full reserves payments (as you remember from Nov 2022), if we had full reserves, maintenance goes up by approximately $800 per unit starting on 1/1/2025.
Considering the high maintenance we are paying now to replenish reserves, the added $800 to bring reserves to FULL, we kindly ask that you vote to help the owners avoid default and the risk of their property becoming un-sellable or financed due to the proposed jumbo loan which would increase maintenance. Selecting the 40 years items and urgent items helps everyone stay afloat! A second assessment can be carried out for non-essentials at a later time.
