 Your Opportunity to Participate and BE HEARD!

•       We as a community group advocating smart and mindful development in Plantation are not a “never in our backyard” group and, from the outset, we offered a very reasonable compromise at 5 du/acre.  This was not meant to be a negotiation.  Rather, it was a generous offer as compared to the underlying 3 du/acre called out in the land use plan for this parcel.   

•       We ask each of you to appear at the December 1 Planning & Zoning Board Zoom meeting and let the Board know your thoughts on this overly dense row townhome project.  Ours is not an effort to limit any landowner’s property rights. Rather, this campaign is intended to protect the community’s standing to be heard and considered in each and every in-fill development project (residential or commercial) in the City, from this moment onward.

•       Should you wish to pose a question or be heard at the December 1 meeting, we suggest you send an email to the City Clerk, Susan Slattery, ("Slattery, Susan" SSlattery@plantation.org) providing your name and the topic on which you would like to address to the Board. 

Background on Public Hearings:

•       Sept 1:  First Reading of the Application by Planning & Zoning Board.  Motion by the Board Chair to Table the Application

•       The Chair, Mr. Wehby, was very articulate in his tabling motion.  He made it very clear that the applicant must meet with the surrounding neighborhoods to scale down the density of the project.  A poll of the surrounding neighborhoods reveals that no effort has been made to reach out to anyone to meet the Chair’s requirement.  

•       Dec 1:  Second Reading of the Application scheduled by the Planning & Zoning Department before the Planning & Zoning Board.  No material changes have been made to the application which have been shared or published to the community.  No outreach by the Applicant whatsoever to the community to discuss scaling down the density of the project to 5 du/acre.

THIS IS Your Opportunity to Participate and BE HEARD!

Rather than meeting with each of you in order to scale down its proposed project, over the last 6 months, Lennar has engaged in a social media campaign of sorts by providing links to its potential project on a small local Facebook page.  Apparently, that page had been co-administered by a sitting city councilperson before his campaign opponent pointed out the apparent conflict of interest.  In recent days, that social media “campaign” has re-started.  What the posts apparently do not reveal are facts that this opposition campaign have highlighted over the last several months including:

The proposed project at 8.8 to 10 du/acre is far out of proportion to the surrounding neighborhoods;

The proposed row townhome project is out of character with the surrounding and neighboring single-family homes;

The proposed row townhome project will generate far more traffic “trips” than a comparable 3du/acre single-family home project as required by the underlying land use plan.

The dirty secret is that they don’t want the community to know these details, which is why, instead of engaging with each of you as required by the Planning & Zoning Board Chairperson required on September 1, the applicant sought an end around by hiding behind a PR post.

 

Stand up on December 1 and let your community Planning & Zoning Board know how you feel.  Rather than capitulating to a public relations campaign, have your City make planning decisions that reflect YOUR interests and that better the community and do not serve as a bailout to the BCSB or to Lennar in a land deal price that is completely disproportionate to the underlying land use plan.
