Prohibit re-zoning of 84 Viola Road and maintain Single Residence Only Building

The Issue

84 Viola Road, Montebello, NY has been sold to a group of  investors who plan to build a community center in violation of R-50 rural residential zoning, which states that only single residents are to be built on this address. It appears that the investment group are going to file for a variance with the Village of Montebello to try to get the property re-zoned for commercial application. Per the Village Doctrine, the residents of the Village of Montebello are in control of all changes to our neighborhood and are obligated to keep the rural characteristics of our village in tact.   Allowing a commercial building on this property will have a significantly negative impact on traffic congestion and noise at an already busy intersection as well as added dangers of highly increased foot traffic near Spook Rock Road and Suffern High School.  Additionally, allowing a change to the single resident zoning will set the foundation for future properties to be sold with the express interest of changing to commercial applications and can quickly turn our quiet and safe residential Village into one of increased noise, pollution and overpopulation.
