The Issue

We, the undersigned residents and supporters of Pickens County and the City of Easley, respectfully petition the Easley Planning Commission to reject the proposed development at Brushy Creek Road Subdivision by Mungo Homes. This project raises serious concerns about infrastructure, affordability, environmental impact, and the long-term character of our community.

Our Concerns:

Zoning Integrity: The development requires changes to existing zoning codes, undermining the city’s planning framework and setting a precedent for future incompatible projects.


Traffic Congestion: Brushy Creek Road is already overburdened. Increased traffic from this development will worsen congestion, increase accident risk, and strain emergency response times.


Environmental Stewardship and Protection of Sensitive Natural Features: The proposed development threatens a long‑preserved environment. Development and increased activity would cause permanent tree loss, wildlife displacement, and greater stormwater runoff, worsening flood risk, air quality, and long‑term environmental sustainability. Protecting this area is essential to maintaining ecological balance and the natural character residents have valued for decades.


Utility Infrastructure: The property currently lacks access to public sewer. Extending sewer service would require costly infrastructure expansion, placing the burden on taxpayers and disrupting the surrounding area.


Housing Affordability: We are concerned that this development will worsen our community’s affordability crisis. The proposed homes are expected to be priced beyond the reach of many current residents, and any annexation into Easley could raise property taxes even further. This would place unnecessary financial strain on long‑time families who are already struggling to stay in their homes.


Annexation Opposition: We oppose any annexation of this property into Easley city limits, which would raise property taxes and shift the burden of services onto city residents without clear benefit.


Sentimental and Historical value: For more than 200 years, this land has been a cornerstone of our community’s identity. It has been stewarded by the same family for generations. A family whose members have served, led, and uplifted Pickens County and the city of Easley in countless ways. This land is not just property; it is a living piece of our shared history.


🗣️ We Call on the Easley Planning Commission to:

Reject the proposed development at 1308 Brushy Creek Road.
Uphold current zoning protections and deny any changes to the zoning code.
Deny any annexation request associated with this development.
Protect the wildlife and natural habitat that is on this property.
Support the community and citizens who placed them into those positions. 
Let’s preserve what makes Easley and Pickens County special—its people, its character, and its livability.
