The Issue

PETITION TO OPPOSE REZONING NEAR ANGLERS RETREAT & POWELLS CHAPEL ROAD
To the Rutherford County Planning Commission and Board of County Commissioners

We, the undersigned residents and concerned members of the community, hereby submit this petition in strong opposition to the proposed rezoning of the property located along the north and south sides of Bill France Boulevard, adjacent to the Anglers Retreat Subdivision and Powells Chapel Road.

We believe that the proposed rezoning and subsequent development would negatively impact the character, safety, environment, and overall quality of life in our neighborhood. Our concerns include, but are not limited to:

KEY COMMUNITY CONCERNS:
1. Traffic & Safety

  - Increased congestion on already busy residential roads

  - Greater risk to pedestrians, children, and drivers

2. Property & Community Impact

  - Decreased property values

  - Disruption to the peaceful, established residential character

3. Infrastructure Strain

   - Overburdened roads, schools, and emergency services

4. Environmental Impact

   - Increased Flooding: Reduced green space and added impervious surfaces (concrete/asphalt) will worsen flooding risks in an area already located in a designated flood zone

·       - Air & Heat: Fewer trees mean worse air quality and increased urban heat island effect

·       - Noise & Light Pollution: Loss of natural buffers will amplify traffic noise and lighting

·       - Wildlife Displacement: Destruction of natural habitat and migration routes

WE, THE UNDERSIGNED, REQUEST:
That the Rutherford County Planning Commission and the Board of County Commissioners reject the proposed rezoning application and preserve the original zoning designations that protect the long-standing residential integrity of the Anglers Retreat and Powells Chapel communities.
