Petition to Halt the Rezoning of 876 South Dodson Rd for Apartment Complex Development

The Issue

Preserve Our Community: Say No to Overdevelopment!

We, the undersigned homeowners/residents, having property on or near Dodson Road, and having a vested interest, hereby express our opposition to the proposed rezoning of land at 876 South Dodson Road from A-1 to RMF-12 with DCP for development of the project known as Barrington Place, which is proposed to comprise 500 units of multi-family apartments. Our reasons for opposing this rezoning include: 

• Dodson Road is only 1.4 miles long and already contains 3 multi-family housing units, with  another at the intersection of Dodson Road and Stoneybrook. Barrington Place would be the  5th multi-family housing unit within less than a 1.5 mile radius. Population density of this level  is unnecessary and undesirable. 

• Dodson Road is a main thoroughfare from the Pinnacle area to Walton Blvd. Traffic is already heavy, gets backed up, and at times is unsafe. Traffic on Dodson Road has increased drastically due to the re-routing of Horsebarn Road, the construction of the multi-family housing units noted above, and traffic from Founders Academy being routed through neighborhoods. Additionally, Dodson Road is often in disrepair, with new potholes appearing each spring, patch jobs that do not hold, uneven pavement and lack of gutters/sidewalks. The increased traffic that 500 additional housing units would likely exacerbate this problem to untenable levels.  

• Safety of both motorists and pedestrians is a major concern, with many motorists failing to comply with speed limits nor stopping for pedestrians at crosswalks. Lack of sidewalks for pedestrians to access the school on Dodson (Founders Academy), as well as to access nearby trails and businesses is another main concern. 

• Adding another multi-family housing unit to this section of road could negatively impact current homeowner values. 

• The transient nature of rentals is not desirable for the stability of our neighborhoods.
