We, the undersigned, respectfully request that the Bradley County Planning Commission deny any potential proposed rezoning of the property adjacent to B&B Marina & Campground, located at 117 Marina Drive NW, Charleston, Tennessee.

We believe that rezoning would have significant and lasting negative impacts on our community, local businesses, neighboring property owners, and the quality of life that has made this area a desirable place to live, work, and visit.

Our concerns include, but are not limited to, the following:

1. Infrastructure and Energy Capacity
   We are concerned that Bradley County does not currently have the electrical infrastructure or energy capacity necessary to support the proposed data center without placing additional strain on existing resources and future community growth.
2. Impact on a Historic Local Business
   B&B Marina & Campground has been a locally owned landmark serving Bradley County since 1956. For generations, it has provided recreation, tourism, employment, dining, and economic benefits to our community. We believe this rezoning could negatively impact marina operations, campground activities, restaurant business, and future growth, potentially threatening the long-term viability of this historic local business.
3. Property Values and Quality of Life
   Residents throughout this area have invested substantial time, effort, and financial resources into improving their homes and properties. We believe this rezoning could adversely affect surrounding property values, alter the rural character of our community, and diminish the quality of life enjoyed by nearby residents.

For these reasons, we respectfully ask the Bradley County Planning Commission to reject any potential rezoning request and preserve the character, economic vitality, and future of this community.
