The Issue

To: Overland Park City Council and Planning Commission

From: Concerned Residents of the 82nd & Metcalf Neighborhood

Date: 4/19/2025

We, the undersigned residents and homeowners of the neighborhood surrounding 82nd Street and Metcalf Avenue, respectfully submit this petition in opposition to the recent rezoning of three single-family homes to allow for multifamily residential use.

This rezoning fundamentally alters the character and integrity of our long-established residential neighborhood. We are deeply concerned about the short- and long-term impacts this decision will have on our community, including but not limited to:

    •    Increased traffic congestion and safety risks on local residential streets, especially given the proximity to schools, pedestrian crossings, and existing single-family homes.

    •    Negative impact on property values due to the shift in zoning and the potential for increased density and noise.

    •    Incompatibility with the existing neighborhood character, which is made up primarily of single-family homes with a strong sense of community and stability.

    •    Insufficient infrastructure planning, including concerns about parking availability, stormwater drainage, and strain on utilities.

While we support responsible development and housing accessibility, this change was made without adequate community input and does not align with the values or vision of our neighborhood.

We urge the City Council and Planning Commission to reconsider this rezoning and preserve the single-family residential zoning along this stretch of 82nd Street. We request a public hearing to revisit this decision and call for greater transparency and resident involvement in future land use proposals.
