Despite a huge turnout by our citizens giving feedback on traffic concerns and less density; the Planning Staff and Supervisor Palchik  are still moving forward proposing a change to the Comprehensive plan language for:

·        250% increase in density from .40 FAR to 1.0 FAR

·        Non-residential (retail) space capped at 120,000 sq ft (same size as Oakton         Shopping Center).

·        Removal of current language requiring at least 40% open space.

·        No limit in number of entrances to site

·        Endorsement of Developer’s proposal to eliminate left turn lane from Jermantown Rd to 123, requiring vehicles to turn left on Rose Haven St to gain access to 123 S.

The next step in the process is a Planning Commission Hearing scheduled for February 26th at 7:30 in the Government Center. All the Planning Commissioners from all districts will then vote on the proposed language. 

For this meeting, Smart Growth and our sister advocacy groups’ overall message to the Planning Commissioners is:

 We are opposed to making any changes to the Flint Hill Comprehensive Plan until a broader transportation study of Oakton’s Chain Bridge corridor is completed and an approved plan of action with estimated costs is signed off by Fairfax County and VDOT.  

The developer EYA is already gearing up for this meeting and is soliciting speakers to speak favorably of this density.

Our advocacy groups need you to volunteer! We need you to show up for the meeting to support our speakers and we need lots of speakers to sign up! It is critical for you to attend this meeting and in addition to SIGN UP to speak at the hearing - the County Planning Commissioners need to hear your voice and see our numbers!   

HOA/Civic leaders are allotted 7 minutes and citizens are allotted 4 minutes to speak. You can appear in public or have a pre-taped phone or video.
