
Over 200 Fairfax Residents turned out for the November 12th meeting of the AT&T site transportation Study! The presentation of the study reaffirmed what we already know:
- Proposed development will bring 12,877 more cars on Chainbridge/Jermantown/White Granite Roads on a Saturday.
- Proposed development will bring 7380 more cars traveling on Chainbridge/Jermantown/ White Granite Roads on Weekdays.
- 73% of increased weekend traffic will be due to the proposed 120,000 sq ft of commercial retail.
- One mile radius of map indicates that even after AT&T redevelopment, most of the community will not be able to walk to the new retail site due to unsafe pedestrian conditions along Chainbridge/Blake Lane.
- Currently local intersections have failing grades on VDOT measurement of levels of service.
- Currently five intersections have queue lines that exceed normal capacity during rush hour.
Fairfax County presenters did not present any solutions to the above traffic concerns except for improving sidewalks around the immediate site and re-routing Jermantown Road through Rose Haven and Rose Forest Drive. Their proposal was not well received by the community.
During the question/answer period, many residents spoke about current traffic issues as well as voiced concern about the impact of the proposed density creating more traffic congestion. Many felt the proposed retail component of the development was unnecessary and would only worsen traffic on already congested roads such as Chain Bridge Road and Jermantown Road. Pedestrian safety was also voiced as a concern.
The good news out of this study is that there will be additional opportunities for engagement by the community on this project. Most importantly, there will be a January meeting on reviewing the draft of the Comprehensive Plan amendment language! This means that we, as citizens, will be able to have input to the proposed changes! We will be able to give our opinions on the density (FAR), the amount of retail allowed, transportation infrastructure improvements and open space.
