STOP THE PROPOSED ADU AT 1746 EAST BEARDSLEY AVE

The Elkhart City Board of Zoning Appeals will soon decide on Case #25-UV-10, a request to add a secondary "Accessory Dwelling Unit" (ADU) to the Greenleaf Park Addition. This proposal creates significant risks to our neighborhood's safety, property values, and character.

WHY WE MUST OPPOSE THIS PROJECT:

• ⚠️ PUBLIC SAFETY HAZARD: Beardsley Ave is a SNOW ROUTE. With no curb cut or alley access, this unit will force illegal overflow parking onto our street, obstructing city snowplows and emergency vehicle routes.
• 🚒 FIRE ACCESS RISK: The proposed rear unit sits outside the 150-foot safety radius required for fire trucks. Without a paved driveway, emergency services cannot safely access the structure.
• 🏘️ ZONING VIOLATION: The proposed unit fails to meet the 24-foot width standard required by Zoning Ordinance No. 4370. It is architecturally inconsistent with the Greenleaf Park Addition.
• 📉 PROPERTY VALUES: Increased density, loss of backyard privacy, and increased water runoff onto neighboring lots will negatively impact the marketability of our homes.
