Oppose Zoning Change of All Single-Family Residential Districts in Decatur, GA

The City of Decatur is currently considering significant changes to its Unified Development Ordinance (UDO). Decatur is proposing the blanket rezoning of all single-family residential zoning districts (R-17, R-50, R-60, R-85) within City limits to allow duplexes, triplexes and quadplexes and the reduction of off-street parking requirements.

This will amount to abolishing purely single-family residential zoning districts within City limits and result in more crowded residential streets. The Planning Commission, at its October 11 th hearing, voted to recommend DENIAL of this rezoning application.

Let’s support the Planning Commission’s recommendation and let the City Commission know that this initiative is NOT in line with what is best for Decatur.

Among the concerns we, as residents, have are:

1. The stated goal of increasing “affordable housing” for the “missing middle” will not be met by this rezoning action.
2. Applications for duplex, triplex and quadplex housing in single-family residential districts are currently considered on an individual basis and the process provides for appropriate controls and redress.
3. This rezoning action will result in excess density, more traffic, an increase in the number of children in our already congested schools and added pressure on infrastructure.
4. The City has acted quickly to implement this rezoning action and has not fully contemplated its impact including the unintended consequences.

The City Commission will vote on this rezoning action at its January 17 th meeting and will reach a final zoning decision at its February 6 th, 2023 meeting. We, the citizens of Decatur, urge the City Commission to vote NO on this blanket rezoning!

Please SIGN this petition to urge the City Commission NOT to approve amendments to the UDO for the blanket rezoning of all single-family residential districts within City limits and the reduction of off-street parking requirements.
