The Issue
I am a resident whose home borders the subject property at 2651 S. Washington Fields Road, Washington, Utah. This petition is born out of deep concern for our community's welfare and tranquility. The proposed change in zoning from low density residential/agricultural to commercial zone threatens not only our peace but also our property values.
Property value depreciation is a significant concern for us as homeowners. Studies have shown that proximity to commercial properties can negatively impact residential property values (Source: Journal of Urban Economics). We fear that this rezoning could lead to an increase in unwanted visitors which would further depreciate our properties' worth and jeopardize our home security and individual safety.
Increased traffic is another issue we foresee with this change. More businesses mean more vehicles on the road leading to congestion, noise, dust, and increased risk of accidents (Source: National Highway Traffic Safety Administration).
Furthermore, light pollution from commercial establishments can disrupt sleep patterns and harm local wildlife (Source: American Medical Association). Future commercial development could exacerbate these issues even more.
Lastly, noise pollution from businesses operating late into the night will disturb the peaceful environment we currently enjoy in our homes (Source: Environmental Protection Agency).
