Oppose the Proposal of a Multi-Family or Multiple Homesite Development at 3700 Woodland Ln
The Issue
The quiet street of Woodland Lane in Downers Grove is facing an impending change that threatens to disrupt the harmony and character of our community. Currently, the parcel at 3700 Woodland Lane is zoned R-4 and contains a single-family home, in line with all other properties on the street and in the neighborhood. This parcel is now under the spotlight as it is being marketed by the owner and real estate agent as a potential site for high-density housing, inviting proposals to subdivide the land into 4 to 5 houses/townhouses or to create a flag lot.
Residents of Woodland Lane (and the surrounding neighborhoods throughout DuPage County), cherish our community for its serene environment, where single-family homes have been the heart of our neighborhood.
The proposal for high-density housing is not only inconsistent with the character of our area, but also poses significant concerns regarding increased traffic, strain on local infrastructure, and a decline in property values.
Additionally, there are many environmental detriments regarding the development of this property beyond its current use which include, but are not limited to:
- The existence of wetlands, runoff stream, and crucial stormwater management throughout the lot
- Adjacency to naturally protected areas (Lyman Woods)
- Redirection of water to other neighboring properties
We urge the Village of Downers Grove, DuPage County, York Township, and the DuPage County Forest Preserve to disapprove of any variances to zoning and reject all proposals for development of any structure other than a single-family home. Anything less than a single-family home establishes a bad precedent to disrupt and destroy our neighborhood. We are all heavily invested in the quality of our homes and neighborhoods and need your help to protect it.
If not stopped now, this precedent lays open potential destruction to many Downers Grove & DuPage County neighborhoods.
