UPSCALE RESTAURANT??? - Oppose the Lantana Cabana at The Moorings at Lantana
The Issue
Who is impacted?
The residents of The Moorings at Lantana, the residents in the mobile home park next door on View St. and the Lantana community that drives along Federal Hwy just north of Lantana Rd.
What is at stake?
The rights to peaceful and quiet enjoyment and the safety of the surrounding residents, as well as worse traffic conditions on Federal Hwy north of Lantana Road.
Why is now time to act?

HARVEST SEASONAL COMPLAINTS -VS- OTHER LOCAL RESTAURANTS
As you can see by the picture above, this would just be ANOTHER BAR ON THE WATER, NOT AN UPSCALE FAMILY RESTAURANT!!!
The developer, who is also on our HOA Master Board, wants to build a 4,000+ sq ft restaurant on the small grass lot, which was originally approved for ONLY a 1,500 sq ft restaurant back in 2002. He also wants to build 2 huge 45 ft towers, which will house public bathrooms and obstruct the resident’s view of the intracoastal. He also "applied for" and "withdrew" 10 variances with no or very little setback from the water in order to build this monstrosity of a restaurant. He wants to have ~50 tables and expects to have seating for ~200 patrons. The parking alone would be a nightmare and inconvenience to the residents of the Moorings because we have very limited parking as it is. Although, he states that he owns 50 parking spaces, they are being used by the 380 current residents living at The Moorings due to lack of parking and have been for the past 20 years. He wants to infringe upon our street and valet service area by increasing more drive-thru traffic showing disregard for our main thoroughfare, even though he’s on our Master Board. We tried to ask him questions in the meetings regarding the size of the restaurant and he said that he paid 1.1M for the land and will put another 3.5M into the building. There is not available parking to load/unload deliveries because we have a fire lane on the corner and we as the owners are now calling the police every time somebody stops to unload there. Jetride was loading/unloading there and have been for the past 2 years and it’s proven to be a huge safety issue. Not only that, but our valet was also constantly being used by Jetride and our access to the building (our front door) was being blocked by Jetride members. Thankfully, this has shown us that our valet and front entrance would be blocked 3-4 times as much if this restaurant were to be approved by the Lantana Town Council. Now he is stating that they will be “cutting” into the curb near our fire lane with permission from our HOA Master Association, even though it has not approved by the fire department. His proposal is to move our standpipe 75 to the east closer to the proposed site. This standpipe has been servicing our buildings for the past 20 years with no interruption until this proposed restaurant. Moving the standpipe further away from our buildings could jeopardize the safety of the owners. Even though the developer states this would be an “upscale restaurant," the proposed plan has a 38-seat island bar in the middle of the building. Also, the proposed valet, which the location has yet to be announced, is at a minimum, ~378 feet to walk to the front entrance. We have asked in several meetings where the valet and loading/unloading of the food delivery trucks will be, but he refuses to give us an answer.
He is requesting a special exception to build this HUGE restaurant larger than the APPROVED 1,500 sq ft building at the risk and safety of the nearby residents and has shown no concern for the parking issues it will create for those living at The Moorings, even though Jetride has proved The Moorings has a major parking issue. He is only concerned about his restaurant being built to “recoup his money”, as he stated at the last Master Board meeting.
