A developer has purchased approximately 270 acres at the intersection of 51st Avenue & Estrella Drive, which is currently being farmed.  24 of those acres adjacent to Loop 202 are planned and zoned for commercial uses, however the developer wants the City of Phoenix to change the General Land Use Plan and associated zoning to permit commercial development over the entire 270 acre site.  His goal is to install several very tall electronic billboards, build an auto mall, truck stop, business park, and high-density rental apartments, condos, and vacation rentals (up to 1700 units would be permitted).

Do you want the bright lights, noise, crime, and enormous truck traffic this close to where you live?  We don't and hope you will join us to stop it.

Commercial development in this residential area is TOTALLY INAPPROPRIATE and we must act now to stop it before it's too late.
