The Issue
Petition to Deny Special Use Exception SE25-01
We, the undersigned residents of the Fayson Lane, Arrendonda Avenue, and Chippendale Street community, along with other concerned citizens, neighbors, and supporters who value the preservation of safe and peaceful residential neighborhoods, are directly and negatively impacted by the proposed construction and operation of an Assisted Living Facility (ALF) within this quiet residential area. Our families—including children and elderly residents—rely on the safety and tranquility of our streets, which are not equipped to handle the significant increase in traffic from staff, medical professionals, supply trucks, service providers, emergency vehicles, and visitors that an ALF would bring. This increased activity poses immediate safety risks for pedestrians and existing residents and would introduce constant noise, lighting, and disruption that is incompatible with our peaceful, single-family home environment. The very character of our neighborhood, our daily lives, and our sense of community peace are at stake
Allowing an Assisted Living Facility in this residential zone means sacrificing the safety, property values, and residential integrity of our community. Our narrow streets were not designed for commercial-level traffic or the frequent emergency vehicle access an ALF demands—leading to potential congestion, delayed response times for residents, and a permanent reduction in our quality of life. Furthermore, placing a commercial care facility here will inevitably lower the desirability and marketability of our homes, impacting the long-term financial well-being of every homeowner. Approving this proposal would also set a dangerous precedent, opening the door for future commercial encroachment that could gradually erode the residential nature of our entire community—transforming it into something unrecognizable and undesirable. The essential residential zoning, and the corresponding infrastructure (roads, utilities, drainage), are fundamentally misaligned with supporting a business of this scale. Without a robust, demonstrated infrastructure plan, our community’s foundational services could be overwhelmed.
Now is the critical moment for the Hernando County Planning and Zoning Commission to act decisively to protect our neighborhood. The decision to approve or reject this proposal will determine the future safety, character, and property values of Fayson Lane, Arrendonda Avenue, and Chippendale Street for generations to come. We urge you to reject the proposal to place an Assisted Living Facility on this residential neighborhood street immediately. We demand that all future development in our area remain consistent with the existing residential zoning to safeguard the safety, property values, and integrity of our cherished community—before irreversible damage is done.
A public hearing on this matter will be held in the John Law Ayers County Commission Chambers at 9AM on July 14th 2025, located in the Hernando County Government Center at 20 North Main Street, Room 160, Brooksville, Florida.
