The Issue

WHEREAS the Residents of Copperfield, Tiffany Park, Park Hudson, Park Village, Carriage Inn, Oakmont, Sherwood Forrest, and Nottingham request the Bryan City Council to DISAPPROVE the request (RZ 25-03, 4251 Booneville) by Slate Real Estate (“the Developer”) to change the zoning of 20.398 acres at the southern entrance of Copperfield to allow Multifamily Housing (Apartments).

Slate Real Estate is requesting a zoning change (RZ 25-03) to build multifamily apartments at 4251 Booneville, the southern entrance to Copperfield. This development would bring increased traffic, safety concerns, and a permanent change to the character of our established neighborhoods, including Tiffany Park, Park Hudson, Park Village, Carriage Inn, Oakmont, Sherwood Forrest, and Nottingham.

The property is already zoned for single-family homes, patio homes, and townhomes—not large-scale apartments. Once rezoning is approved, it cannot be undone, and our community will face the long-term impacts.

Sign now to urge Bryan City Council to DISAPPROVE RZ 25-03 and protect our neighborhoods.

Who is impacted?
The residents of Copperfield, Tiffany Park, Park Hudson, Park Village, Carriage Inn, Oakmont, Sherwood Forrest, and Nottingham are directly impacted by the proposed rezoning of 20.398 acres at 4251 Booneville (RZ 25-03). This property is located at the southern entrance to the Copperfield subdivision, a gateway to our established neighborhoods. Rezoning the land to allow multifamily apartment housing would significantly increase traffic, strain existing infrastructure, and change the character of our residential community. Our neighborhoods are family-oriented, with a mix of single-family homes, townhomes, and patio homes. Large-scale apartments will create safety concerns for pedestrians, school buses, and local traffic while reducing privacy and potentially affecting property values.

What is at stake?
The property is currently zoned Planned Development – Mixed Use, which already allows for compatible uses like single-family homes, patio homes, townhomes, twin homes, golf course or country club amenities, and essential municipal uses. Approving the rezoning to Planned Development – Housing would allow the construction of multifamily apartment complexes, fundamentally altering the entrance to our neighborhoods. If the zoning change is approved, residents will lose the quiet, cohesive feel of our community and face higher congestion, greater infrastructure demand, and the possibility of incompatible development for years to come. Keeping the current zoning maintains neighborhood stability and ensures future growth aligns with the character of our area.

Why is now the time to act?
The Bryan City Council will soon decide whether to approve or deny this rezoning request. Once multifamily zoning is approved, it cannot be undone, and our neighborhoods will permanently face the consequences of increased density at our entrance. Immediate action is critical to protect the safety, character, and long-term property values of our community. By signing this petition, you are urging the City Council to DISAPPROVE RZ 25-03 and preserve the integrity of our neighborhoods.
