The Issue

I am a resident of the serene and beautiful neighborhood on Thoreau Lane in Fayetteville, Arkansas, where families thrive in a closely-knit community surrounded by single-family homes. However, a proposed rezoning of the property at 1148 N Thoreau Lane and 1156 N Thoreau is threatening to disrupt this peaceful existence. The proposal aims to change the current zoning from RS-4 (Single-Family Residential) to RS-8 (High Density Residential).

This change would not only affect the character and harmony of our neighborhood, but it would also set a worrying precedent for the development of multi-family structures in an area that has long been dedicated to single-family homes. As residents, we cherish the unique character of our community, which could be compromised by an increase in traffic congestion, noise, and changes to the neighborhood’s landscape and safety.

The proposed rezoning raises several concerns:

- **Increase in Traffic and Noise:** High density residential zones naturally bring more vehicles and people. Our streets are not equipped to handle the traffic influx that a multi-family development would cause, leading to potential congestion and noise pollution.
- **Strain on Infrastructure:** The current infrastructure is designed for single-family homes. Introducing multi-family dwellings could strain the local utilities, services, and facilities, including water, sewer, and emergency services.
- **Effect on Property Values:** Properties within single-family communities often enjoy higher property values. A shift to higher density residential zoning could negatively impact these values, affecting our investments and financial security.

The Fayetteville Planning Commission’s public hearing on this matter is scheduled for January 26, 2026 at 5:30 PM. As community members and property owners, our voices matter more than ever.

We call upon the Fayetteville Planning Commission to consider the profound impact this rezoning could have on our neighborhood and reject the proposed change. Upholding the single-family residential designation will preserve the integrity and tranquility of Thoreau Lane.

Please lend your support by signing this petition. Together, we can protect the cherished nature of our community for current and future residents.
