A development permit application has been filed for a lot in the community of North Haven, Calgary, at 4724 Nordegg Crescent NW.

The residents of the affected neighbourhood have not had sufficient time to react and discuss the impact of this project to their community. More time is needed to assemble, raise awareness, to voice any concerns.

The city sign was delivered to the proposed site on Sept 11, 2024 and removed from the site on Sept 19, 2024 while the comments are due September 30, 2024 for file number DP2024-06159. The sign incorrectly stated that comments were due by September 18.

While we do believe something should be built on this lot, it should fit within the character of the community and its immediate neighbours. North Haven has an existing mix of single, duplex, multi family and low rise housing, however the proposed 6 unit development is on a block/street where no such development exists.

The proposed plan includes two units on the front of the lot and one unit in the centre, each with a secondary suite that has a separate entrance and no shared connection within the primary suite.  This effectively is 6 separate household units with 3 single car garages and does not provide sufficient parking. This development is on a lot that previously had an 1100 sq ft bungalow.

The plans also show 9 waste bins (3 each of recycle, green, and garbage) which will cause the alley to become overcrowded and impact access to other vehicles.

Other potential issues are the concrete walk ways in between the proposed development and the neighboring homes, which could affect drainage issues into other lots and the alley (against bylaw).

We oppose the plans as proposed and urge the City of Calgary to revisit the design with the developer as this appears to be driven by profit with no consideration of the impact to residents of the community.
