Our neighbourhood isn't just an assortment of buildings, it's a community where every single resident is a valued member. However, the proposed high-density row housing development at 652 & 654 24 Avenue NW threatens to disrupt our tightly-knit neighbourhood.
This project includes two rowhouse buildings with six dwelling units and six secondary suites which raises several significant concerns:
- Neighbourhood Character: While our community does include single family, duplexes, and multi-family homes, they are less than 6 units per building and are designed to fit within the neighbourhood's established style and scale.
- Privacy and Noise: The proposed development's density and proximity to existing homes may lead to privacy issues and elevated noise levels, disrupting the peaceful residential atmosphere.
- Height and Width: The proposed row housing will be taller and wider than the existing homes in the area, blocking sunlight to neighbouring yards.
- Traffic and Parking: Increased vehicle use associated with six primary units and six secondary suites will result in parking shortages, traffic congestion, and reduced pedestrian safety.
- Unsuitable Location: High-density developments like this are better suited to corner lots, which can better manage access and traffic flow. Mid-block placement amplifies logistical concerns and impacts neighbours more directly.
- Garbage and Waste Management: With 12 units in total, the volume of garbage and recycling will be substantial. Without proper planning, garbage storage at the back of the property could become unsightly, unhygienic, and disruptive to neighbours.
- Infrastructure Strain: Our local roads, utilities, and waste management systems could be impacted by the demand from such a dense development.
We urge the City of Calgary to:
- Extend the feedback period for this development to allow for more meaningful community input.
- Reassess this proposal’s suitability for mid-block placement in our neighbourhood.
- Prioritize development that aligns with the character, infrastructure, and sustainability goals of our community.
We want to safeguard against the loss of our neighbourhood's unique charm and the lifestyle we cherish. Therefore, we implore local authorities to reconsider this development and instead explore more sustainable, community-friendly options.
