Oppose Green Valley Gas Station (Grand Teton/Hualapai)
The Issue
Green Valley Grocery is planning to develop a 8 pump (16 fueling point) gas station, car wash, RV wash, and 5900 sq ft convenience store that will have gaming, liquor sales, cigarette sales, and be a 24 hour operation. This will be located in the vacant lot on the corner of Hualapai and Grand Teton. The original use for this land was planned for a park and Public Facility (Fire Station). The fire station is no longer planned, so they are intending to repurpose that allocated land for commercial development.
Due to community concerns (noted below), I ask that you express opposition though all available forums. This includes:
- Signing this petition
- Electronically voicing opposition directly to city planning at the link below (note, this is a short form taking under 2 minutes to complete, the project number is 22-0347)
- If able, attend the planning commission meeting on Tuesday October 11th at 6pm.
- This meeting will be held at 495 South Main Street, 2nd Floor, City Council Chambers.
Per the community meeting held by Green Valley Grocery, community concerns included:
- Decreased property values due to pollution, stigma around gas station cleanliness, trash accumulation in areas around the gas station, crime and increased vagrancy.
- Community safety:
- Increase in crime. In 2020 the FBI found that gas stations/convenience stores accounted for 15% of all robberies and 4.5% of violent crimes.
- Traffic congestion due to the increase in vehicle traffic at this location. Creates a high risk walking area in the heart of an outdoor oriented community.
- Planned large block wall to segregate the gas station, which will leave a vacant lot between the station and the neighboring communities.
- Increase in vagrants.
- On-site liquor and tobacco sales with allowed on-site consumption. Due to the on-site gaming, this could result in increased risk from drunk drivers within the heart of the housing community.
- Pollution:
- Studies have shown concerning levels of benzene (a carcinogen linked to acute myeloid leukemia in children, and other cancers in adults) when gas stations are built within 300ft of an area. The planned park beside the gas station will be constructed within this proximity.
- Car wash cleaners have been classified as corrosive, and the large car washes will be in close proximity to the proposed future park.
- Fumes from idling vehicles (note, CEDS estimates that pumps generate 100 to 130 trips per day, convenience stores generate 800 to 1200 trips per day per 1000 sq feet. So, this facility could generate over 6000 trips/cars per day, not including the vehicle wash).
- Underground fuel storage tank leaks (Of the roughly 14,000 underground storage tanks registered with Nevada authorities state environmental officials are actively investigating or overseeing cleanups from leaks at nearly 200 sites throughout the state). Such leaks pose significant health risks, and can devalue homes by 14-16% following a leak.
- Noise pollution from the Car Wash, RV Wash, Tanker Trucks, Loiterers, and vehicles. Note: a diesel truck can emit 114 dBA 100 dBA while idling, and car washes can emit over 80 dBA while drying.
- Light pollution due to the floodlights that will be used to make the property safe for the 24 hour proposed operation.
- Trash around the station, as well as in the vacant lot between the station and neighboring communities.
- Large dumpsters on site which will likely produce significant odors.
- Not in line with the community values, or the proposed land use when people bought their homes in the area.
- The community standards are outdoor experience, minimum impact, community focus, and priority for health.
- The noise/ traffic nuisance, impact on community health, degradation/contamination of a proposed park, and focus on attracting RVs (as the only RV wash in the northwest when RVs are not common/prohibited in our communities) is not in line with these values.
