Oppose another school across from Parkway West Middle
The Issue
Hello, we are a group of residents in the Claymont Woods subdivision in Chesterfield. We have been recently notified by a letter we received on May 17th, 2025 of the plan to request a variance to allow Noonan Farms to become a private K-12 school with up to 320 students.
Given that this would be directly across from Parkway West Middle with only the same road access as Parkway West Middle, we are primarily concerned with traffic issues on Baxter road. Baxter road is already very congested at school times, blocking access to Claymont Woods with car backups and requiring police presence to direct traffic flow. An additional school with no other place to exit except the same traffic light as West Middle will only add to this issue. Traffic is already so dense in this area that cars spill over into Claymont Woods to pick up their kids.
In the letter sent out to residents, they describe that "the Code requires a minimum lot size of 10 acres for a middle school and a minimum lot size of 20 acres for a high school." The property purchased is 5.7 acres. They are applying for the variance to allow for the middle and high school on the 5.7 acres.
The letter lists that the elementary, middle, and high school hours will be 8am to 3:30pm. Parkway West Middle hours are 8:20-3:15, which will conflict and add more traffic.
They are also going to be redoing the road entrance into the Noonan farms property to align with the traffic light and adding a parking lot with parking lights that would increase traffic, noise, and light pollution in the neighboring backyards and we are concerned about our property values. You can see in the site map where it would interfere with those 5 properties it is touching.
