The Issue
OFFICIAL PETITION: Stop the McDonald’s at Pigeon Pass & Ironwood
Public Hearing: April 23, 2026 | 6:00 PM | Moreno Valley City Hall
To the Moreno Valley Planning Commission:
We, the undersigned residents and property owners, formally protest the proposed development of a McDonald’s at the intersection of Pigeon Pass Road and Ironwood Avenue. This project is a direct threat to our safety, our property values, and our ability to move freely within our own neighborhood.
The 4 Major Points of Opposition:
Extreme Over-Saturation (The "Mile Rule"): There is no public necessity for this project. There is an existing McDonald’s on Day Street just 1 mile away, another on Sunnymead Blvd (1.8 miles), and a third on Hemlock Ave (2.5 miles). Constructing a fourth location in this small radius provides zero benefit to the community while creating massive infrastructure strain.
Neighborhood Entrapment of Taxpayers: During peak hours, it is already nearly impossible for residents to exit their own neighborhoods onto Ironwood Avenue. We are effectively trapped in our homes by current traffic levels. Adding a high-volume, 24-hour drive-thru will compound this gridlock, making daily commutes and emergency vehicle access dangerously slow.
Critical Safety & High-Accident Zone: This intersection has a documented history of severe accidents, including a tragic fatal pedestrian collision. Adding a "high-friction" business—where hundreds of cars daily make sudden turns and lane changes for fast food—is negligent in an area already identified as hazardous by residents and local law enforcement.
Environmental & Community Nuisance: A 24-hour McDonald’s introduces constant light pollution, industrial fryer odors that will overwhelm adjacent homes, and increased issues with loitering and litter. We wish to preserve Jose’s Mexican Restaurant, a local sit-down establishment that respects the quiet, residential character of our community.
Our Demand:
We urge the Planning Commission to deny the permits for this project. We demand a new, independent traffic study that specifically addresses the resident egress issues during peak hours before any further commercial development is considered for this site.
