Why this petition matters
Ocean One Owners
On November 11, 2020 we will be having a long overdue Board meeting. On the agenda will be a topic trying to add, as a change order, a $79,000 line item to the current Flores Hager Restoration project. This line item was on the original contract and deleted as owners objected to the value of said line item. The board has asked Flores Hager to sharpen their pencil and want to revisit. Flores Hager has reduced the original amount by $7,000.
The current five member board is positioned to approve this change order. If approved, WE, the owners will be paying $79,000 to reposition window grills on shear wall for the sole purpose that the two bedroom floor windows could be washed by our window cleaning company, four times a year.
This issue arose as a result of some of the new windows being mounted closer to the grill, making it difficult or impossible for our window cleaning company to wash all grill covered windows adequately. However, for a $30 charge per window, paid by owner, they can and will wash those windows. Further, for those owners that paid extra dollars in order to have operable windows, it is possible to wash these windows from the inside.
Aside from the projects that have already been identified and covered by our five year plan assessments, there are clearly additional projects coming in near future. Our pool; pool deck; surrounding pool walls; and garage ceiling to name just a few. Not to mention the unforeseen. It seems that $79,000 would be better spent on some much needed fixes, rather than to be able to wash windows that will once again be dirty as soon as it rains.
We will be circulating a petition asking for your signatures supporting the request to object to the motion to add $79,000 change order to mount window grills on shear wall. A petition will be posted on bulletin board by mail boxes. We are also working on an online form so that owners can participate remotely.
Reminder: The responsibility of our board members is to represent all owners of Oceans One Condo. It is NOT their job to vote for a personal agenda. It makes no sense for 120 owners to absorb the cost for a fix that represents a very small percentage. That small percentage has the option to wash their own windows from the inside or pay to have them washed by the window washing company.
