Objection to the Sidmouth Road location of Proposed Safe Space in Muizenberg Beach Area

The Issue

We, the undersigned residents and property owners of Muizenberg, strongly object to the proposed establishment of a homeless shelter in the prime beach area of our community. Our objections are based on the following grounds:

1. Lack of public participation: The decision to set up this shelter was made without proper consultation with local residents and stakeholders. We demand a transparent public participation process.

2. Potential impact on property values: The presence of a homeless shelter in this prime location may negatively affect property values in the surrounding area.

3. Concerns about local economy: The Muizenberg beach area is crucial for tourism and local businesses. The proposed shelter location may deter visitors and impact the local economy.

4. Request for tax consideration: If this project proceeds despite objections, we request the City consider reducing property rates and taxes to offset potential decreases in property values.

5. Alternative locations: We urge the City to explore alternative locations for the shelter that would be less disruptive to the established residential and tourist areas.

6. Safety and security concerns:

  • Residents already pay for the Muizenberg Improvement District (MID) to enhance the area's safety and appeal.
  • We also pay high levies for security services, which have significantly improved safety in the area.
  • The influx of an additional 65 people may overwhelm these existing security measures and potentially lead to increased incidents of theft and disturbances.

7. Traffic and congestion: The proposed shelter's location on a one-way street will exacerbate existing traffic congestion, particularly during peak entry and exit times for the facility.

8. Current challenges: We already face issues with individuals knocking on doors to beg and harassing residents and tourists. The addition of a large shelter may intensify this problem.

We call on the City of Cape Town to:

1. Halt the current plans for the shelter

2. Initiate a proper public participation process

3. Conduct a thorough impact assessment on property values, local businesses, safety, and traffic

4. Consider alternative locations in Muizenberg, away from the prime beach and tourist area
