Objection to Proposed Luxury Amica Lawrence Park Yonge St & Alexandra Blvd

The Issue

PROPOSED DEVELOPMENT of AMICA LAWRENCE PARK at 2674-2704 YONGE STREET & 19 ALEXANDRA BOULEVARD

The residents of Lytton Park, strongly oppose the revised development proposal for 2676–2704 Yonge Street & 19 Alexandra Boulevard.

This new plan marks a significant and troubling departure from the mixed-use development approved in 2022. The current submission threatens the character, stability, and livability of our neighbourhood.

 

WHAT'S BEING PROPOSED NOW:  

  • A 13-storey luxury retirement residence with 206 suites (with potential expansion to 220) including:
    o    5 floors of independent living
    o    4 floors of assisted living & memory care
    o    2 floors of rental replacement housing (31 units)  
  • Public realm improvements, a small parkland dedication, and a pedestrian connection to Snider Parkette
  • A paved pick-up/drop-off forecourt along the west side of Alexandra Blvd
    A single underground parking level with only 24 parking spots (only 4 for visitors) and 35 bicycle spaces
  • Gross floor area doubled (approx.), height increased by 60% (approx.) compared to the previous plan
     

WHY WE ARE CONCERNED: 

1. EXCESSIVE SIZE & SCALE 

  • The proposed building height reaches 55.9 m with the mechanical penthouse (MPH) 
  • 13 storeys—equivalent to 17 standard residential floors—far exceeds height limits established by the Official Plan, the Yonge-Eglinton Secondary Plan, and the Mid-Rise Building Design Guidelines (2024 draft)  

2. INCOMPATIBLE WITH SURROUNDING RESIDENTIAL CHARACTER 

  • The site lies outside the 800 m defined for intensification near Major Transit Station Areas (MTSA)
  • The current plan does not align with the Yonge-Eglinton Secondary Plan undermining OPA 405's which supports mid-rise development in Mixed-Use Areas and commitment to neighbourhood stability

3. REZONING OF 19 ALEXANDRA BLVD – A SERIOUS CONCERN

  • Demolition and rezoning of 19 Alexandra Blvd (location of 4th house from Yonge street), a single-family home, to expand the high-density footprint 
  • Contradicts the Official Plan’s “Healthy Neighbourhoods” policy, which calls for:

o    Compatibility with adjacent neighbourhoods
o    Gradual transition of scale and density
o    Protection of light, privacy and sky views

4. SNIDER PARKETTE: SMALL EXTENSION, BIG ISSUES

  • The proposed parkland dedication narrows to just 2 metres in width for 29.21 of the 41.5 metres (70%)—making the majority of the space unusable for meaningful public use. The remaining usable area amounts to only 11.67 by 12.29 metres.
  • Compounding the problem, wind studies show that the proposed development would create windier conditions than currently exist, further diminishing the parkette’s value and comfort as a public green space.

5. TRAFFIC, PARKING & SERVICING STRAIN

  • With only 24 parking spaces (4 for visitors), local streets will bear the burden with spillover onto Alexandra Blvd, Lytton Blvd, and other nearby residential streets
  • Increased traffic from staff, caregivers, and service vehicles will strain local residential streets like Alexandra, Lytton, Glencairn and others,  increase congestion and pose safety risks, particularly for families and pedestrians

6. SHADOWING, PRIVACY LOSS & INCREASED NOISE

  • Shadow studies reveal significant loss of sunlight/natural light and sky views for homes on Alexandra, Lytton, Yonge, Glencairn, Blythwood to Blythwood Crescent
  • Residents will experience reduced livability due to prolonged morning and afternoon shadowing, increased noise, and diminished enjoyment of private outdoor spaces 

7. DANGEROUS PRECEDENT

  • Approving this proposal would effectively open the floodgates to further high-rise development along Yonge Street between Eglinton to Lawrence
  • This would threaten the integrity and permanently alter the scale and livability of neighbourhoods along the ENTIRE Yonge Street corridor
