Objection to Avison Young’s Upper Brook Street Development Project
The Issue

Hello,
Residents of Brunswick, Manchester, received a brochure from Avison Young, a property agent regarding public consultation on Upper Brook Street Master Plan. The details of the master plan can be downloaded from Avison Young's website. There are two groups of developers are delivering the master plan. They are (1) Kadans and McLaren Property (2) Alliance Group and Moda.
We can see from the masterplan that there will be several blocks of buildings (one 42 storeys, one 23 storeys and 4 over ten storeys) to provide beds for 1800 students and an office/lab for the life science industry.
Our family and our surrounding neighbours are extremely concerned about the masterplan for the below reasons:
1. The development has several very high-rise buildings in a relatively small plot of land. Our community adjacent to this development are mainly houses and council flats with max four storeys. The density of the masterplan is far too high and it is not in harmony with the surrounding community.
2. The development brings thousands of population to this area. The local ancillary facilities are not sufficient to support such a dramatic increase in population. The park will be full of people and the quiet community streets will be filled with more cars and pedestrians.
3. In our existing community, the neighbours know each other. Parents feel safe for their kids to play outside near their house. However, the development brings in thousands of short-term student tenants. Thousands more unfamiliar faces will be in this area, that inevitably will bring social, environmental and security issues to the community.
4. The foreseeable social, environmental and security issues will have a negative impact on the value of existing properties.
5. There are many new houses in this community. When we bought the houses, we were asked to sign an agreement that the houses are only for owners' residences, not for investment. The purpose of the restriction is for fostering a peaceful and safe living environment. However, the new development will damage the pleasant living environment that has been built up by the residents, the S4B office and the council.
6. The developers have planned several very tall buildings which are very close to each other in the small plot of land. The tall buildings will block sunlight to the Gartside Gardens especially in the afternoon when the sunshine comes from the west side. Such tall buildings are really not pleasant and acceptable to us.
For these reasons, we strongly request Manchester City Council investigate the developers' proposed master plan and stop this development. We care about our families, our community and our city.
