This development, as it is proposed, is asking for the City or O’Fallon to rezone 35 acres fronting Highway N as commercial C2 from its current zoning of low density residential. This is against its own 2008 Comprehensive City Plan which can be accessed at http://www.ofallon.mo.us/images/pubs/planning/CompPlan2008.pdf. This will mean that almost any type of commercial development will be allowed to be built along this stretch of Highway N, including big box stores, retail strip malls, or any other commercial development that the owners see fit to allow. This will exacerbate the already dangerous traffic conditions along Highway N, which currently has no shoulders or turn lanes at any of the intersections within the immediate area.
Instead of smartly routing the extension of Lake St. Louis Blvd down the middle of the proposed development, Lombardo Homes has decided to re-route it to the east end of the development along what is currently Curtis Lane, a temporary road built to allow the safe flow of traffic around the Briarchase Subdivision to support the development of the Preston Woods Subdivision. This re-route of Lake St. Louis Blvd will result in increased, dangerous traffic along the boundaries of these neighborhoods as well as the increase of traffic along Paul Renaud Blvd, which cuts through the heart of Preston Woods and Countryshire, and which, as proposed by Lombardo Homes, will be extended to the Wyndgate subdivision through the Villages at Shady Creek. Both the extension of Lake St. Louis Blvd and of Paul Renaud Blvd will result in lower property values for the current property owners in Briarchase, Preston Woods, Countryshire, and Wyndgate, as well as the likelihood of future dangerous traffic incidents including both drivers and pedestrians of these neighborhoods due to cross traffic.
We are asking the O’Fallon City Council to deny the rezoning of the property to commercial and to deny the current plan to extend Lake St. Louis Blvd along the eastern edge of the property along Curtis Lane.
