

No Short-Term Rentals in North Myrtle Beach areas zoned R-1 or R-2!
The Issue
In North Myrtle Beach, R-1 zoned housing is defined as Low Density Single-Family Residential, and R-2 is defined as Medium Density Residential. These areas of the community tend to be quiet, family oriented, working class or retirement neighborhoods.
In the past, the R-1 and R-2 areas have been somewhat naturally shielded from the transient barrage of vacation revelers more typical of the oceanfront areas.
However, North Myrtle Beach has no legislation in place to protect these R-1 or R-2 areas from the scourge of Short-Term Rentals (STR). Overnight, your peaceful property can be overwhelmed by a neighbor that turns their home into a short-term rental.
Currently, it is legal in North Myrtle Beach to turn an R-1 single-family residential low density home into, essentially, an unregulated motel. It can sleep as many beds as the homeowner can fit, sleeping 21 guests is not out of the ordinary.
Imagine the house next to you sells to a short-term rental investor. They install a pool, no privacy fence, no pool motor enclosure (ie. constant noise), flood lights shine on your window all night, every night. Then the party's begin. Nudity, sex, swingers, heavy drinking, loud cursing, loud music, and no property management to enforce decency. Suddenly, you cannot spend time in your own backyard during the day without being uncomfortable, you won't dare let your children out in the yard!
Note: June, July, and August, seven days a week you will be inundated with your ever changing new wild neighbors whose only goal is PARTY!
As you anguish at the decline in the neighborhood, you can sit back and watch your property value plummet as no one wants to live next to a wild party house.
Obviously, a single family home sleeping 21 people throughout the summer should not be allowed in an area zoned R-1 or R-2. The North Myrtle Beach City Council must engage quickly and stop this chaos before it's too late.
