The Issue
We are neighbors surrounding the proposed Magnolia Ridge Development between 161st and 171st Streets along Mill Creek and Seminole Roads. We are petitioning to fight for a less dense development in this area due to the increased traffic concerns, the fact that much of the proposed property is in a flood zone, the environmental impacts of this dense of a development, the burden on our infrastructure that has not been accounted for (schools, road conditions, etc.), to name a few.

OPPOSITION TO PETITION FOR REZONING OF PROPERTY THAT IS APPROXIMATELY 153 ACRES AND IS DESCRIBED IN APPLICATION NO. 0002-2022 AND APPLICATION NO. 0003-20022
The undersigned homeowners/residents of Noblesville oppose the above-described petitions for approximately 153 acres (“Subject Property”) to provide for change of zoning from R1 Low Density Single -Family Residential and FH Flood Hazard to R3 Moderate to High Density Single Family Residential and FH Flood Hazard zoning districts and change of zoning from R3 Moderate to High Density Single-Family Residential and FH Flood Hazard with a planned development overlay to R3-FH/PD. Further, the waivers requested are also opposed.
We assert that the rezoning of and the waivers for the Subject Property are not consistent with surrounding developments and also not consistent with the Comprehensive Plan. The proposal for 339 units is too intense for the Subject Property and will tax the roads and infrastructure of the area.
