Do you want light industrial zoning and 150 semi truck bays on 94 acres on the NE Corner of Lindsay and Germann? 

That is what the Creation RE LLC and Withey Morris PLC are proposing. 

If we let the Town of Gilbert change the zoning from Business Park office to Light Industrial we will be inviting 150 semi truck bays hidden behind big glass buildings. The glass building don’t change what it is, it’s an industrial complex which is surrounded by thousands of homes and bumps up next to Campo Verde High School and Quartz Hill Elementary School and 2 blocks away is the busiest fire station in all of Gilbert. The main route out of the complex would move trucks on to East or West Germann road or N Lindsay road toward the new 202. This situation would clog either the road next to the High School and the fire station or the lights at Germann and Lindsay and the 202 exit and entrances.  This is a recipe for disaster! The issues arised are:

1.  Excessive Unnecessary traffic and clogging of roads. Traffic in and around Campo Verde High School and Quartz Hill Elementary school is already heavy which led to the need of the expansion of the roads and added 202 E on and off ramps. 
2. Risk and danger of serious accidents and risk to walking students around schools. 
3. The Gilbert Fire house is unique because it has specially trained staff and are often called due to their level of field lifesaving skills. Semi- trucks are large and have difficulty moving out of the way in an emergency. They also do not start or stop quickly which could lead to delays in ability for emergency workers to get to a dying or injured patient.
4. Excessive Noise is a real problem for the residents of the communities who back up to this property. Theft and damage to homes are also a concern. 
5. Home value and loss is a real risk due to the inability to sell property. Industrial zoning behind or around your homes reduces the number of prospective buyers. If you had a choice, would you buy a home near an industrial park or a small business complex?
6. Excessive damage to roads. Semi trucks bring excessive damage to roads. We just had our roads expanded and have dealt with all the construction it has brought. Our goal is to maximize the longevity of our roads. 

By signing this petition we are stating that we want the Town of Gilbert to keep the existing Business Park zoning for the parcel on the NEC Lindsay and Germann rd. We do not want industrial buildings in our neighborhood.
