No Strongsville Hotel Rezoning – A Petition for Community-Centered Use”

The Issue

Citizen Petition – Opposing Rezoning and Hotel Development at 13570 Falling Water Road

We, the undersigned residents and stakeholders of Strongsville, Ohio, submit this petition in formal opposition to the rezoning of the property located at 13570 Falling Water Road (PPN 396-14-015) from Shopping Center (SC) to Motorist Service (MS) zoning, and the associated proposal to construct a hotel on this site.

This parcel borders a child daycare facility and a residential neighborhood, making the proposed hotel development inappropriate and incompatible with the surrounding community. We urge Strongsville City Council to reject this proposal for the reasons outlined below:

• 1. Incompatible Land Use Adjacent to Children and Families
Hotels introduce transient guests, late-night traffic, and frequent service deliveries. These factors are inherently incompatible with the quiet and secure nature expected around residential neighborhoods and childcare centers. The proposed hotel would disrupt the safety and environment of families and children nearby.

• 2. Traffic Congestion and Increased Risk
Falling Water Road already supports local school zones and residential travel. A hotel will significantly increase 24-hour traffic, exacerbating congestion and increasing the risk of accidents—especially during daycare drop-off and pick-up hours.

• 3. Threat to Pedestrian and Child Safety
The safety of children and families walking near the site will be compromised. Even with crosswalks and signage, increased vehicle volume from transient and commercial sources raises unacceptable risks.

• 4. Negative Impact on Residential Character and Property Values
Introducing a hotel to this family-oriented area will diminish the residential character and likely lower property values. Homeowners purchased in this neighborhood expecting long-term residential stability—not commercial lodging operations next door.

5. Community-Backed Conservation Alternative
This parcel lies within a corridor identified in the Strongsville Master Plan as a future east-west bicycle and greenway trail. A growing number of residents support a public conservation or recreational use of this land if the current owner were to sell. A potential acquisition by Cleveland Metroparks, which has successfully managed similar sites, would offer enhanced safety, environmental protection, and lasting community benefit. Any future rezoning to support Metroparks use would likely receive strong neighborhood support.


For these reasons, we the undersigned call on the Strongsville City Council to act in the best interests of our residents by denying the rezoning request and rejecting the proposed hotel development. We believe that any future development at this location should reflect the character, safety, and long-term wellbeing of the surrounding community.
