SAY NO TO WAWA AT BLAIR MILL AND 611
The Issue
The Verrichia Company, LLC has submitted a redevelopment proposal for the properties at Route 611 and Blair Mill Rd./New Rd in Horsham, PA where the vacant Intelligencer building and the Williamson's Banquet Facility are currently located. This site proposal contains plans for the building of a 24 HOUR 5,585 square foot WAWA Convenience Market with 16 Fueling Stations along the length of Route 611. We the residents who live in the surrounding area of the proposed site are greatly concerned about the impact to the general safety, health and environmental impact to our neighborhood, as well as the impact to our property values and impact to current business owners in the area. We are greatly concerned about the increased traffic and increased risk for vehicular vs vehicular and vehicular vs pedestrian accidents. Per the developers Transportation Impact Study, "upon full build-out, the proposed site will generate 215 new vehicle-trips during the weekday A.M. peak hour, 206 new vehicle-trips during the weekday P.M. peak hour, and 291 new vehicle-trips during the Saturday midday peak hour." Anyone who lives in this area or who travels through this intersection on a daily basis can attest to the horrible traffic that already exists at this intersection. Per the developers own admission in their traffic studies, placing this WAWA at this site will generate additional traffic converging on this intersection. In addition to the traffic impact, the environmental impact must also be considered. We anticipate air pollution will be increased with the increased traffic to the intersection as well as from idling cars waiting in line to fuel, diesel engines from deliveries sitting idle, and idling cars and trucks from customers running in and out of the convenience store. Gasoline run-off into the ground, trash and debris from the customers coming and going will add to ground litter. Noise pollution will also increase as well as light pollution as that area is not currently lit 24 hours per day. Residents living closest to the fueling station are at risk of additional health and safety impacts. Compounds contained in fuel pose negative health impacts over time with long term exposure. The risk of an explosion is also a great concern for those in close proximity. We are also concerned at the increased risk of crime associated with 24 HOUR convenience and/or fueling locations. This is a concern for the residents located in close walking proximity of the site as our streets are not lit and would potentially provide criminals an easy area to hide and or escape to, therefore putting our families at increased risk of crime. The developers are not the only ones who have a financial stake in this. Combine all of these items together in close proximity to a residential area and you will certainly feel the impact at the bottom line of the property values. We are asking all residents of Horsham, and the surrounding area as well as friends of Horsham and those who travel through this area on daily basis to tell Horsham Township Council, WAWA Inc. and the Verrichia Company that we say NO! to a WAWA Super Store or other convenience/fueling station at this location.
