The Issue

Buying a home should be a moment of hope, excitement, and possibility — not one of confusion, pressure, and regret.

But in New York, the home buying process is often anything but fair. Buyers are routinely asked to make life-changing decisions without access to the most basic information. Offers are submitted blindly, inspections are rushed or denied, and critical disclosures arrive too late to matter. The system is stacked against those trying to make informed, responsible choices.

I recently lost the opportunity to purchase a home — not because I wasn’t ready, not because I didn’t qualify, but because the process itself failed me.

  • The Property Condition Disclosure Statement (PCDS) — a document meant to inform buyers of known issues — was delivered after I had already signed the contract.

  • During the inspection contingency period, I was denied access to the property for contractor estimates, leaving me unable to assess the true cost of necessary repairs.

  • When I requested a concession based on serious structural and safety concerns that were eventually revealed, I was refused — even though the issues were undeniable.

  • And under current New York laws, I had no meaningful remedy. No recourse. No protection.


This wasn’t just disappointing — it was devastating. I invested time, money, and hope into a home that I believed could be mine. Instead, I was left vulnerable, uninformed, and financially exposed. And I’m not alone. This is happening to buyers across the state, every day.

We deserve better.

We call on New York lawmakers to reform the home buying process and protect buyers by requiring:

Full inspection access before offers are submitted, so buyers can make informed decisions without being rushed or restricted.
Disclosure of all competing offers, to ensure transparency and prevent manipulation.
Timely and complete delivery of the Property Condition Disclosure Statement (PCDS), so buyers aren’t blindsided after signing contracts.
These reforms are not radical — they are reasonable. They are necessary. They will protect buyers, reduce risk, and restore trust in one of the most important financial decisions a person can make.
