The Issue
Support a Moratorium NOW in the Village of Mamaroneck (VOM)
The Village of Mamaroneck ranks as the 6th most densely populated area in Westchester County, with an average of 6,000 people per square mile. This density is concentrated in our most vulnerable areas—please read that again. We are facing an unprecedented level of overdevelopment, characterized by the demolition of older homes and the subdivision of residential lots for new, larger constructions.
This unchecked growth has led to harmful environmental consequences, including increased flooding, the destruction of mature trees, and the elimination of valuable green spaces. More importantly, it threatens the health and safety of our residents.
We are calling for a six-month building moratorium to halt new demolitions and construction while we reevaluate our village’s zoning laws and policies. This moratorium will provide the necessary time to:
1. Update the Village's Building Code to:
- Reduce lot coverage
- Increase open space requirements
- Increase side and front yard setbacks
- Recalculate floor area ratios
- Address parking requirements
- Address building height restrictions
- Mitigate storm-water runoff
2. Account for the impact of construction in flood zones and the residual damage caused by recurrent floods.
3. Reassess the Transit-Oriented Development (TOD) plan, which is currently located at the center of the Village’s flood zone.
4. Revoke special provisions that prioritize ALL-AFFORDABLE housing construction in flood-prone areas.
5. Address traffic congestion and develop safer streets for pedestrians.
6. Evaluate the impact of large multi-family dwellings on the village’s character and infrastructure.
7. Ensure long-term resilience by taking proactive steps to protect the Village from future risks.
