The Issue
Crave Community Company has proposed a land swap to the Town of Minturn. The land swap as it is currently drawn includes the Cross Creek Character Area federally regulated zone designated as public land. It also includes the land above King Ranch north and west to the Grouse Lake Trailhead and Meadow Mountain. Meadow Mountain would be preserved as open space but Grouse would not. The Meadow Mountain open space would overlook a sea of homes spreading across all of Minturn. This land is used by the residents of Minturn as a primary recreation area. There is a hiking trail that runs through Cross Creek Character Area and connects with Martin Creek Trail. This trail is utilized daily by residents for hiking, snowshoeing and cross country skiing. Developing this land would dramatically change the town, in terms of density, traffic, light noise and loss of recreation area as well as impact to wildlife. This area is a winter migration corridor for the Elk as well as home to moose, mountain lion, coyote, fox and many species of Colorado wildlife. Wildlife do not change their migration habits because homes are built in the way. These animals will come back here even with a development, resulting in stress on the herds and probable relocation and death.
We have other concerns as well. We believe the developer is unrealistic about the costs of these units promoting them as “local” and “employee” housing at a cost on the low end of $200K. This makes it sound quite attractive but are these numbers grounded in reality? CCC is also vague about the impacts to the citizens regarding traffic and quality of life. We have been told “the devil is in the details “and that it could be done in a way that maintains the character of Minturn. How is that possible when our population could more than triple? If the town council sends a letter of support to the USFS, it indicates that the citizens also approve since you are our representatives.
We do not support a land swap as it is currently drawn. We urge the town to work with Crave Community Company to outline areas designated for land swap that will not include the federally regulated zone of Cross Creek Character Area and the "North" Neighborhood. We do not want to become another example of urban sprawl. We are Minturn. Let’s keep it that way.
