Protect the Quail Brush Creek Neighborhood

The Issue

There is a proposed development plan for 22.18 acres by Woming Lane to the east of the Quail Brush Creek neighborhood. 
The city is proposing developing NEW busy roads at New Meadow and Thorn Brush and Spruce Hill. These two roads would be the ONLY entrances in and out of the new development adding approximately 1,320 additional trips down our quiet neighborhood streets EVERY SINGLE DAY. This would absolutely cause enormous traffic concerns. This new amount of traffic will pigeonhole this entire neighborhood causing serious traffic congestion and raising extremely grave questions of SAFETY for access for emergency vehicles such as ambulances, fire engines, and police officers.

The city is also proposing a build of 117 rental condominiums and 45 single family homes that would be LOW INCOME HOUSING.
While low income housing is a wonderful way to get less fortunate families into housing, studies have shown that placing low income housing into new and affluent neighborhoods DRASTICALLY lowers property values over time. 
Low income housing is best placed in older more established neighborhoods. When set up in these areas, property values usually go up.

It's also a fact that CRIME RATES are incredibly high around low income housing, Crime rates would rise in considerable ways around this neighborhood which would be a direct reflection of this proposal passing.

The proposal states they would be building on 22.18 acres, but since that land is marshland, they will only really be building on 16.2 acres, packing a large amount of people into a very small space. 
With more people comes more NOISE. It's unreasonable to ask that this quiet neighborhood now accommodate over 162 new units and the noise that comes with it with both the construction and the people that would live there.  
Regarding the aforementioned safety concerns, the people that would be living in the new area off of Wyoming Lane would essentially be completely boxed in which is unbelievably dangerous for emergency situations. While the plan allows for one emergency entrance, that is simply not enough for emergencies such as fires in such a high density area.

While it was assumed there would be eventually be housing development in that area, it was zoned for single family homes. This space just simply cannot support high density living such as condominiums. 

We as a neighborhood already pay EXORBITANT property taxes every year. The author of this petition personally paid $4200 just in property taxes last year. Not to mention that we have been illegally DOUBLE TAXED for multiple years with the fire districts. We as a neighborhood DESERVE AND DEMAND more respect from the city we love so much.

This is not the correct neighborhood for low income housing or high density housing. It's not acceptable to build something new that would bring down existing property values, to add so much added noise and traffic in an established and FINISHED neighborhood is simply not tolerable, and it's completely UNETHICAL to cram so many socio-economically challenged people into such a small space. 

To the city planner of Colorado Springs, and the planning committee, we need your help to deny this zoning and building proposal. This neighborhood of Colorado Springs NEEDS your help and needs someone to stand up for us.
