Opposition to the construction of a Toot ‘n Totum in Cabezon, Rio Rancho, NM

The City of Rio Rancho Planning and Zoning Board approved the request for a conditional permit for Texas Based “Toot ‘n Totum” Food Stores Inc., to build a 24-hour Gas/Convenience/Check Cashing/Liquor Store to be constructed behind our homes in the Cabezon development, at the NE corner of Westside and Unser Blvd. The structure would be built a mere 77 feet from the back fences of our Cabezon property line, with venting emissions and chemical exposure 10 times higher than past estimates. Allowing this construction would dramatically reduce our quality of life by reducing our property values, increasing crime, and dangerously impacting the health and well-being of neighboring residents with air, light and groundwater pollution.

We look forward to the development of the land around our neighborhood, but as homeowners in this community with a significant amount of our lives and money invested here, we must be very proactive in what we support being built, as gas stations and liquor stores are notorious for bringing in crime and lowering the property values of nearby homes.
