Mandate Approval of White Exterior Colors within HOA

The Issue

I purchased my "American Dream" in March of 2013 within the Mainstreet Community Association in Stone Mountain, GA. Grateful for my accomplishment, I poured my sweat and savings into my generational wealth of homeownership. 

On October 26, 2022, I had white siding installed on my home, at that time, the fine was a one-time fine of $1500 for non-compliant exterior colors. The next day, the president of HOA called a Special Meeting amongst other board members to increase the fine for noncompliant home colors as it was numerous homes in the area with shades of white.

 On November 3, 2022, the Mainstreet Board of Directors changed the penalty if you painted your home outside of the color scheme of muted pastels and rustic colors. The penalty (punishment) was revised to an ANNUAL fine of $1500 plus the REMOVAL of your voting rights until the color is changed to a compliant color. This revision was introduced nearly 9 years after moving into the community and after the siding was installed on the home.

Passionate about the aesthetic appeal and versatility of our homes and their values, it is my belief a house should reflect your personal tastes while enhancing the overall charm of the community. Currently, the Mainstreet Community Services Association Homeowners Association (HOA) Architectural Review Board does not include white in their approved exterior colors for residential homes. This limitation restricts homeowners' ability to express their style and potentially increased property values.

White exteriors can help a home appear brighter, cleaner, and more modern - an attractive feature for both homeowners and potential buyers. Furthermore, white is a timeless color that exudes elegance and classic appeal; it gives a home a sophisticated look that never goes out of style. Its versatility allows it to complement various architectural styles while pairing well with different accent colors.

Adding white to the approved list would be an excellent decision, in addition to adopting shades of grey, blue, and black exteriors colors. It would provide homeowners with more options for personalizing their homes while contributing positively to our community's aesthetic diversity.

Let's urge the Mainstreet Community Services Association HOA Architectural Review Board to expand their color palette by including white, blue and black as approved exterior colors for residential homes within the association.

This isn't just about reaching a target signature count – it’s about sparking a conversation, raising awareness, and getting this issue onto the public and decision-makers’ agenda.
