Make Rockwell Community Clubhouse ADA Accessible

Signatures in support (60%) of Villas, Paired Cottages and Townhomes. Sign to show your support for changes to the rules within the people’s community of Rockwell from 2024 into the future.

 

People’s Rockwell Community & Clubhouse:

Change the required minimum amount of signatures in support of an issue from 75% to 60% for the entire community.
No increase in HOA fees until the whole community votes on the issue (i.e. insurance, equipment, carpet, furniture).

Clubhouse Entrance & Pool should be made accessible with an automatic door.

Americans With Disabilities Act was enacted into law in 1990. Clubhouse was built in 2004 therefore should comply with ADA law.
Board members must have term limit of no more than 5 years.
No family members can serve on the board or take inappropriate action against members of the community.
Board members must be physically present at discussions of all community related business matters.
Board members must address all community members’ concerns (e-mail, texts, or phone calls) in a timely manner.
Clubhouse should be made accessible for all people in our community without an increase in HOA fees.
Clubhouse was built in 2004 (20 years old) and has never been made accessible
People who will benefit from the use of the pool and equipment room (elderly and/or disabled) cannot access or use the clubhouse. But these people still pay HOA fees.
Making the clubhouse accessible should not result in an increase of HOA fees.
For the past four years President Annette Ludwig has refused to make our clubhouse ADA accessible for the whole community. She is planning on new carpet and furniture for the clubhouse.
Making the clubhouse accessible would only take installing an automatic door and making space to accommodate wheelchairs and other assistive devices in the equipment room so the whole community can finally benefit from the use of our clubhouse.
President Annette Ludwig’s attorney said they don’t have to make the clubhouse accessible because it is not a public building (however the parking lot has 2 handicap parking signs for public use.
We had extra snow plowing funds this year because we haven’t had snow this year.

Garages and sidewalks (entrances of homes and back porch) Residents should be able to use epoxy for safety to prevent slipping.

Storage shed 1068 Rockwell Lane:  

·         Eyesore

·         Request immediate removal

·         Store all community property at Extra Space Storage

·         No building permit for the shed or taxes paid for the shed since 2022

·         All people in our Rockwell Community should try to follow the rules without being threatened by members of the board to put liens our property.

 

CoParts:

·         Eyesore

·         Clean this mess up, not only with trees

·         Not regulation to remove all fluids from vehicles, which some people have died in then vehicles are stored in the lot.

·         Broken pieces of vehicles litter the grounds (can see for miles)

·         Public Health Hazard (rodents and homeless people in vehicles

·         How much is Dyer being paid monthly for CoParts?

·         What is the Town of Dyer doing with the money from CoParts

·         No chickens allowed
